Villa Policies & House Rules

Transparency first. These policies apply to all 5 Massarossa villas and match our listings on Booking.com, Agoda and Airbnb. Please read before booking.

💰 Additional Charges

1. Cleaning

• Standard final cleaning: included in the nightly rate
• Deep cleaning (on request): ฿1,000–1,500 depending on villa size
• Excessive mess surcharge: ฿500–1,000 if extra cleaning is required after check-out

2. Electricity

• Rate: ฿6 per kWh, metered (staff reads the meter at check-in and check-out)
• Typical consumption: ฿200–500 per day depending on AC usage
• Payment: at check-out, cash (THB) or added to the final invoice

3. Extra guests & pets

• Extra guest above max occupancy: ฿500 per person per night
• Pets: ฿500 per pet per night · max 2 pets · up to 10 kg each
• Crib / extra bed: ฿500 per stay (on request, subject to availability)

🕐 Check-in / Check-out

💳 Deposit & Payment

• Refundable damage deposit: ฿5,000 in cash on arrival — refunded in full at check-out after inspection (same as on Booking.com)
• Prepayment: 30% to confirm the booking; balance at check-in
• Payment methods: cash (THB), bank transfer, PayPal, credit card (surcharge applies)

🚭 Smoking · Noise · ⚖️ Conduct

• No smoking inside villas (designated outdoor areas available; violation fee ฿2,000)
• Quiet hours 10:00 PM – 8:00 AM; respect the gated community neighbours
• Maximum occupancy limits are strict (safety & insurance)
